Business Bay Dubai Area Guide 2026: Location, Metro, Rent & Living

Business Bay is a central mixed-use district of towers along the Dubai Water Canal, next to Downtown Dubai and fronting Sheikh Zayed Road (E11). It has its own Dubai Metro station, Business Bay (R26) on the Red Line. Bayut's averages put a one-bedroom apartment at about AED 118,000 a year to rent and AED 1,830,000 to buy (as of October 2026). Bayut lists the district as a freehold area, and most of its homes are apartments in high-rise towers.
This guide covers where Business Bay sits, drive times to the main parts of Dubai, the Metro station and what is planned, the canal, what the towers offer, daily amenities, asking rents and prices with the figures and sources shown, and the trade-offs of living in a district that is also a business centre. Figures are dated October 2026 and change.
Where Is Business Bay?
Bayut's Business Bay area guide describes Business Bay as a central mixed-use district set along the Dubai Water Canal, directly next to Downtown Dubai and fronting Sheikh Zayed Road (E11), reached from E11, Al Khail Road (E44) and Ras Al Khor Road (E66). Dubai Properties, which builds and manages residential towers in the district such as Bellevue Towers and Marasi Business Bay, says the district's position on the canal adds to its appeal.
Driving Times From the Centre of Business Bay
These distances and times come from the public OSRM router, measured from a point in the middle of Business Bay (taken from OpenStreetMap's Nominatim search) and computed in October 2026. They assume free-flowing traffic. Sheikh Zayed Road and the Business Bay Crossing are busy at peak times, so test the drive at the hour you would make it.

Business Bay Metro Station and Public Transport
Is there a Metro station in Business Bay? Yes. Business Bay (station code R26) is a Red Line station, and the RTA's timetable shows it between Burj Khalifa / Dubai Mall (R25) to the north and Garmin (R29) to the south (RTA Metro and tram timings). The Red Line also serves Dubai Marina, Mall of the Emirates, DIFC and Dubai International Airport, so one line links most of the places in the table above. How far a given tower is from the station varies a lot, so check the walk on a map and the RTA journey planner before you rely on it.
| Option | Status |
|---|---|
| Red Line (open) | Business Bay station, R26. Bayut says RTA bus routes link the district with surrounding areas (Bayut). |
| Blue Line (under construction) | Does not serve Business Bay. The 30 km line has 14 stations and runs through Mirdif, Al Warqa'a, International City, Dubai Silicon Oasis, Academic City, Creek Harbour and Festival City. It was 24% complete in September 2026 and is due to open on 9 September 2029 (Dubai Media Office, 3 May 2026; The National, 14 September 2026). |
| Gold Line (approved) | The 42 km, 18-station underground line approved on 22 April 2026 names Business Bay among its route points and connects to the Red Line there, with inauguration scheduled for 9 September 2032 (Dubai Media Office, 22 April 2026). It is a plan with a date, not a service. |
See our Dubai Metro map guide for every line, station and interchange.
The Dubai Canal and Waterfront
Gulf News describes the Dubai Water Canal as a 3.2 km waterway that completes the extension of Dubai Creek from Al Shindagha to Jumeirah, linking with the Business Bay canal (Gulf News). Dubai Properties describes Marasi Business Bay as a waterfront development with a 12 km promenade, water homes, floating restaurants and five marinas (Dubai Properties).
Roads, Traffic and Parking
Most journeys start on Sheikh Zayed Road (E11), Al Khail Road (E44) or Ras Al Khor Road (E66). In January 2024 the RTA announced a Salik toll gate on the Business Bay Crossing, with operations due to start in November 2024, and a single tariff for crossing between the two Safa gates within one hour (Dubai Media Office, 19 January 2024). Bayut says most residential towers include covered parking, while paid street parking is also available. Check the parking terms and the peak-hour route for a specific building.
What Business Bay Is: Towers and Housing
Bayut says homes in Business Bay are mainly apartments and serviced residences, from compact studios to three-bedroom units, with luxury penthouses and a small number of podium townhouses and duplexes. It names Executive Towers, Capital Bay, DAMAC Towers by Paramount and Millennium Binghatti Residences among well-known developments, and says most buildings have gyms, swimming pools, concierge services and ground-floor shops.
- Apartments and serviced residences: the main housing type, spread across many towers (Bayut).
- Hotels and hotel apartments: Bayut lists JW Marriott Marquis Dubai, The Oberoi Dubai, SLS Dubai Hotel and Residences and Paramount Hotel Dubai among the hotels, with hotel apartments in towers such as DAMAC Towers and SLS Dubai Hotel and Residences.
- Ownership: Bayut lists Business Bay as a freehold area. DLD tenancy-register data summarised by McCone Properties shows about 91% of rented homes in Business Bay marked freehold (12 months to 10 September 2026). Foreign buyers can own freehold property only in areas designated by Dubai law, so confirm the specific building's title with the Dubai Land Department before you buy. See our freehold areas guide.
Daily Life: Shops, Schools and Healthcare
Shops and food. Bayut lists Choithrams, Spinneys, Carrefour Market and West Zone Supermarket among the supermarkets, and Bay Avenue Mosque among the mosques. The Dubai Mall is about 4.9 km by road (OSRM, October 2026).
Schools and nurseries. Bayut says Business Bay was designed as a commercial hub but now has nurseries, clinics and supermarkets, and names Jumeirah English Speaking School and GEMS Jumeirah Primary School in Al Safa among schools nearby, and Blossom Nursery and Learning Tree Nursery among nurseries. Schools differ in curriculum, fees and inspection rating, so use the KHDA school directory to compare them and check the commute at school-run times.
Healthcare. Bayut says there are pharmacies and clinics in the district and hospitals and specialist centres in adjacent areas.
Rent and Property Prices in Business Bay
These are average asking figures from listings on Bayut over the previous 12 months, as of October 2026, for apartments in Business Bay (Bayut's Business Bay area guide). Asking figures are advertised prices, not registered tenancy contracts or completed sales.
| Apartment type | Average yearly asking rent | Average asking price |

| 1 bedroom | AED 118,000 | AED 1,830,000 |

What the Bayut indices show for one-bedroom apartments
Bayut's one-bedroom indices for Business Bay for September 2026 show a sale price of AED 2,295 per sq ft, down 1.82% over 12 months (it was AED 2,337 twelve months earlier and AED 2,308 twenty-four months earlier), and a rent of AED 130 per sq ft a year, down 9.31% over 12 months (AED 144 twelve months earlier). Sources: Bayut's sale price index and rental index.
Averages hide big differences between towers: Bayut's building table for September 2026 lists one-bedroom sale prices from AED 1,479 to over AED 4,000 per sq ft, depending on the building. Compare a specific unit with recent registered transactions, and see our property valuation guide.
For other areas and unit types, see our average rent by area guide, Dubai apartment prices guide and 2 BHK prices by area. If you rent, read how rent increases are limited in our RERA rent calculator and Rental Index guide.
Service charges, buying and renting
Service charges vary by building and are set under RERA approval. The Dubai Land Department's Service Charge Index lets you select the project name, the use and the year to see the approved figure, so check the exact tower before you commit; our service charges guide explains how they work. Buying adds costs such as the DLD transfer fee (see our DLD fees guide) and the cost of a mortgage if you borrow. Renting needs less cash up front. Which suits you depends on how long you plan to stay and how much cash you want to commit.
Business Bay Compared With Arjan, DLRC, JVC and Motor City
Averages below are Bayut asking figures for one-bedroom apartments in each area's own guide, as of October 2026. Averages mix building ages and finishes, so they show a direction and not a verdict.
| Area | 1-bed average rent | 1-bed average price | Metro | Read more |
|---|---|---|---|---|
| Business Bay | AED 118,000 | AED 1,830,000 | Red Line station inside the district | Dubai areas guide |
| JVC | AED 75,000 | AED 1,113,000 | No Metro station today | JVC area guide |
| Motor City | AED 79,000 | AED 1,129,000 | No Metro station today | Motor City area guide |
| Arjan | AED 77,000 | AED 1,191,000 | No Metro station today | Living in Arjan |
| DLRC | AED 61,000 | AED 971,000 | No Metro station today | DLRC vs JVC |
By Bayut's averages a one-bedroom in Business Bay costs more to rent and to buy than in the four inland communities, and it is central, with The Dubai Mall about 5 km away by road. The inland communities are further from the centre and rely on cars and buses. In Arjan, Pearlshire's Bond Enclave is a boutique building of one, two and three BHK suites. For a three-way comparison of inland areas, see Arjan vs Motor City vs JVC.
Living or Working in Business Bay
Business Bay is both a residential district and a business centre. Bayut says it appeals to professionals working nearby, couples and families seeking a central lifestyle, and that it is becoming more family-friendly as supermarkets, nurseries and leisure facilities grow. For someone who works in Business Bay, DIFC or Downtown, living here can shorten the commute to a few minutes by road or a Metro ride. For someone who works elsewhere, Sheikh Zayed Road and the Business Bay Crossing at peak hours matter more than the address.
Who Business Bay Suits and What to Weigh
What works
- A Metro station in the district and The Dubai Mall about 5 km away by road.
- A wide range of towers, from studios to penthouses, on the canal and the main roads.
- Shops, restaurants and hotels within the district.
- Price and rent information that is easy to compare tower by tower.
What to weigh
- Higher asking rents and prices per square foot than the inland communities in the comparison above.
- Traffic at peak hours on Sheikh Zayed Road and the Business Bay Crossing, and a Salik gate on that crossing.
- Many towers from many developers, so build quality, age, parking and management differ widely. Inspect the specific building and check its service charge.
- Construction can continue near new towers, which can mean noise and dust.
