Motor City Dubai Area Guide 2026: Location, Rent, Prices & Living

‍

Motor City is a motorsport-themed residential community in Dubai, built around the Dubai Autodrome and developed by Union Properties. It has no Metro station: Bayut says there is no direct Metro link and the area has a limited bus service. Bayut's average asking rent for a one-bedroom apartment is AED 79,000 a year and the average asking sale price is AED 1.129 million, as of October 2026. By road, Dubai Marina is about 17 km and 23 minutes away and The Dubai Mall about 25 km and 28 minutes, without heavy traffic.

This guide covers where Motor City is, how it connects, what the community contains, what homes cost and who it suits. Facts come from Union Properties, the Dubai Autodrome site and Bayut's Motor City area guide, all as of October 2026. Distances are driving estimates from the public OSRM router on OpenStreetMap data.

‍

What Is Motor City?

Union Properties describes itself as the master developer of Motor City and says the community is built around an automobile and motorsport theme, combining residential, commercial, sports and leisure elements. Its page lists 11,630 residential units and four districts, including high-rise, low-rise, and sports and leisure. Named areas include the Avenue District, Dubai Autodrome, OIA Residence, Uptown Motor City, Green Community Motor City and Business Park Motor City (Union Properties, as of October 2026).

Bayut adds that Motor City sits next to Dubai Sports City and Dubai Studio City and was once part of the larger Dubailand development. It calls it a self-contained community with shopping, healthcare, schools and parks, and a quieter setting than Dubai's commercial districts.

Motor City Location & Driving Times

Where is Motor City and how far is everything?

Motor City is in Dubailand, beside Sheikh Mohammed Bin Zayed Road (E311). Bayut gives Hessa Street (D61), Umm Suqeim Street (D63) and Sheikh Zayed Road (E11) as the usual routes towards the coast and the centre.

Dubai Autodrome0.5 km, about 2 min
Arjan5.5 km, about 11 min
Jumeirah Village Circle (Circle Mall)8.7 km, about 13 min
Dubai Hills Mall9.2 km, about 15 min

Dubai International Airport (DXB), Terminal 336.1 km, about 33 min

Routes are OSRM driving estimates without heavy traffic, as of October 2026. The start point is the OpenStreetMap centre of Motor City, so a specific building will differ, and rush hour will add time.

‍

Is There a Metro Station in Motor City?

No. Bayut states that public transport in Motor City is limited, that there is no direct Metro to the area, and that the F37 bus serves stops including Motor City, Dubai Autodrome and Business Park and Autodrome Stadium. Check where F37 goes and how often it runs in the RTA journey planner before relying on it. A large Red Line interchange most residents would drive to is Mall of the Emirates, about 13 km and 18 minutes by road.

The Blue Line does not change this. The Dubai Media Office (3 May 2026) describes a route through Mirdif, Al Warqa, International City, Dubai Silicon Oasis, Academic City, Dubai Creek Harbour and Dubai Festival City, and Motor City is not among them. Our Dubai Metro map and Blue Line stations guide show each line and its status.

Victory Heights is named by Bayut only as the location of a nearby school, Victory Heights Primary School.

‍

Schools, Shops, Parks and Healthcare

Bayut names GEMS Metropole School in Motor City, which it says teaches the UK curriculum from FS1 to Year 13, and nurseries including Emirates British Nursery. Nearby schools it lists include GEMS United School, Victory Heights Primary School and Renaissance School. Ratings and fees change each year, so check KHDA's school directory before you choose.

For shopping, Union Properties and Bayut name Ribbon Mall and First Avenue Mall, and Bayut lists Spinneys, Carrefour and Waitrose among the supermarkets. Union Properties lists Emirates Hospital and Prime Medical Center among the community's healthcare facilities. Bayut names Gatton Park and Eastlands Park as parks, and says there are no beaches in Motor City, with Marina Beach and JBR Beach roughly 18 to 25 minutes away by car.

‍

‍

How Much Does It Cost to Buy in Motor City?

Average asking prices for apartments in the same Bayut guide (listings over the previous 12 months, as of October 2026). These are asking prices, not property values or registered transactions:

Building-level figures in the same index vary, from about AED 1,102 per sq ft at Uptown Motor City to about AED 2,100 at Sobha Solis. For a specific unit, compare the asking price with recent registered DLD transactions rather than the area average. Our apartment prices guide and 2 BHK prices by area guide cover other areas.

Service charges

Service charges are set per building and community, so there is no single Motor City figure. Look up the exact project in the Dubai Land Department's Service Charge Index before you commit. Our service charges guide explains what the fee covers, and the DLD fees guide covers transfer costs.

‍

Motor City, Arjan, DLRC and JVC Side by Side

These Bayut area-guide averages (as of October 2026) show how nearby communities compare on one-bedroom apartments. They are asking figures from different listing mixes, so no area wins on price alone.

‍

Pros and Cons of Living in Motor City

What works

  • A planned community with schools, supermarkets, malls, clinics and parks inside it.
  • A mix of low-rise apartments, towers, townhouses and villas.
  • Bayut calls it quieter and less hectic than Dubai's commercial districts.
  • Dubai Autodrome and its karting, track days and driving experiences on the doorstep.

What to weigh up

  • No Metro station and a limited bus service, so most residents drive.
  • Dubai Marina is about 23 minutes and Downtown about 28 minutes away without heavy traffic, longer at peak times.
  • Bayut notes that narrower streets in Uptown can build up with traffic.
  • Bayut says people who prefer city lights and skyscrapers may find it too quiet.
  • One-bedroom sale prices in the Bayut index fell 9.77% over 12 months to September 2026, so compare recent transactions.

‍

Who Motor City Suits

It suits people who drive, want a planned community with its own shops and schools, and are happy to trade Metro access and a shorter commute for space and a quieter setting. It suits less well anyone who needs a Metro station near home. If you are still choosing an area, read our Dubai areas guide and first-time buyer roadmap.

Where to Go Next

‍

The Takeaway

Motor City is a planned, drive-in community built around motorsport, with schools, shops and parks inside it and no Metro. Judge it on your daily route, check the building-level price and service charge, and treat the area averages as asking figures, not guarantees.

Where is Motor City in Dubai?
