Jumeirah Village Circle (JVC) Dubai Area Guide 2026: Location, Rent, Prices & Living

Jumeirah Village Circle (JVC) is a Nakheel community in southern Dubai, set between Al Khail Road (E44) and Sheikh Mohammed Bin Zayed Road (E311), with apartments, townhouses and villas. Bayut's averages put a one-bedroom apartment at about AED 75,000 a year to rent and AED 1,113,000 to buy (as of October 2026). JVC has no Metro station today. The Blue Line does not serve it, and the Gold Line, scheduled for 2032, lists JVC on its route.
This guide covers where JVC sits, drive times to the main parts of Dubai, roads and public transport, what the community is made of, daily amenities, and asking rents and prices with the figures and sources shown. Figures are dated October 2026 and change.
Where Is Jumeirah Village Circle?
Bayut says JVC lies between Al Khail Road (E44) and Sheikh Mohammed Bin Zayed Road (E311), and that it is officially part of Al Barsha South in government records. Nakheel describes a community of 560 hectares laid out in a circular pattern, reached from Sheikh Mohammed Bin Zayed Road, Al Khail Road and Hessa Street. Jumeirah Village Triangle, The Springs, Dubai Production City and Dubai Sports City are its neighbours, according to Bayut.
Driving Times From the Centre of JVC
These distances and times come from the public OSRM router, measured from a point in the middle of JVC (taken from OpenStreetMap's Nominatim search) and computed in October 2026. They assume free-flowing traffic. Rush hour on Al Khail Road, Sheikh Zayed Road and the E311 will lengthen them, so test the drive at the time you would make it.
| From JVC to | Distance by road | Drive without heavy traffic |
|---|---|---|
| Circle Mall | 2.3 km | about 4 minutes |
| Motor City | 7.8 km | about 12 minutes |
| Arjan | 9.4 km | about 14 minutes |
| Dubai Hills Mall | 9.6 km | about 12 minutes |
| Mall of the Emirates | 12.3 km | about 15 minutes |
| Al Furjan Metro Station | 14.9 km | about 19 minutes |

Roads and Hessa Street
Most journeys from JVC start on Al Khail Road (E44), Sheikh Mohammed Bin Zayed Road (E311) or Hessa Street (D61). The RTA opened Phase I of the Hessa Street Development Project on 11 January 2026, a 4.5 km section linking Al Khail Road and Sheikh Zayed Road, widened to four lanes in each direction, with bridges at the intersections with Al Asayel Street, First Al Khail Street and Sheikh Zayed Road (Dubai Media Office, 11 January 2026). On 19 April 2026 the RTA opened the full scope of works on the same 4.5 km stretch and reported that travel time between Sheikh Zayed Road and Al Khail Road falls from 15 minutes to 4 minutes (Dubai Media Office, 19 April 2026). Both releases name Jumeirah Village Circle among the areas the street serves.
Metro and Public Transport in JVC
Is there a Metro station in JVC? No. There is no Dubai Metro station inside JVC today. Bayut points residents to the J01 bus and to Al Furjan and Discovery Gardens stations on Route 2020, and the RTA says its Mall of the Emirates Smart Bus Station is directly connected to Mall of the Emirates Metro Station on the Red Line. Check the RTA journey planner for a specific building before you rely on any route.
| Option | Status |
|---|---|
| Metro today | No station in JVC. Nearest options named by Bayut: Al Furjan and Discovery Gardens (Route 2020, an extension of the Red Line). Al Furjan is about 15 km, 19 minutes by road from the centre of JVC (OSRM, October 2026). |
| Bus J01 | The RTA rerouted Route J01 within Jumeirah Village Circle from 29 August 2025 (RTA). Bayut says J01 connects JVC with Mall of the Emirates. |
| Mall of the Emirates bus station | Opened by the RTA in May 2026, it serves 11 routes, is directly connected to Mall of the Emirates Metro Station, and lists Jumeirah Village Circle among the areas its routes connect (Dubai Media Office, 10 May 2026). |
| Bus-On-Demand | The RTA added Jumeirah Village Circle to its Bus-On-Demand service, booked through the Dubai Bus-On-Demand app, to link residential areas with public transport stations (Gulf News, 11 May 2026). |
| Blue Line (under construction) | Does not serve JVC. The 30 km line has 14 stations and runs through Mirdif, Al Warqa'a, International City, Dubai Silicon Oasis, Academic City, Creek Harbour and Festival City. It was 24% complete in September 2026 and is due to open on 9 September 2029 (Dubai Media Office, 3 May 2026; The National, 14 September 2026). |
| Gold Line (approved) | The 42 km, 18-station underground line approved on 22 April 2026 lists Jumeirah Village Circle among the locations on its route, with opening scheduled for 9 September 2032 (Dubai Media Office, 22 April 2026). The release gives no station position inside JVC. |
The Gold Line is a plan with an opening date, not a service. Until a station is built, treat JVC as a car-and-bus community, and see our Dubai Metro map guide for every line and its status.
What JVC Is: Districts and Housing
Bayut's JVC area guide describes JVC as a community developed by Nakheel and organised into districts numbered 10 to 19. Districts 10 to 15 are laid out in triangular plots, District 16 in the north has Nakheel's two-bedroom villas, Districts 17 and 18 sit near the entry points from Hessa Street and Al Khail Road, and the four-bedroom Circle Villas around Central Park are often treated as District 19.
- Apartments: spread across the districts, from studios upwards, from many developers. Most buildings share pools, gyms and children's play areas, according to Bayut.
- Townhouses: arranged in rows of two to three floors, according to Bayut.
- Villas: Nakheel's own villas, including the four-bedroom Circle Villas of about 3,655 sq ft each (Nakheel).
- Ownership: Bayut lists JVC as a freehold area. JVC is widely marketed as a freehold community, but check the ownership status of the specific property with DLD before you buy. Foreign buyers can own freehold property only in areas designated by Dubai law, so confirm the specific building's title with the Dubai Land Department before you buy. See our freehold areas guide.
Circle Mall, Schools and Daily Life
Shopping. Nakheel opened Circle Mall with a soft launch on 8 April 2021. The 532,000 sq ft mall sits just off Hessa Street and opened with Spinneys, Nesto Hypermarket, Daiso and Medicina Pharmacy among its first brands (Nakheel, 8 April 2021).
Parks and sport. Nakheel lists Circle Club, parks, sports courts, a teqball table, a football pitch, jogging trails, padel courts and kids' play areas among JVC's amenities. Bayut counts more than 30 landscaped parks across the community.
Schools. JSS International School gives its address as Jumeirah Village Circle (South) and teaches the ICSE and ISC curriculum (school website). Nurseries and other schools in and around JVC differ in curriculum, fees and inspection rating, so use the KHDA school directory to compare them.
Rent and Property Prices in JVC
These are average asking figures from listings on Bayut over the previous 12 months, as of October 2026, for apartments in JVC (Bayut's JVC area guide). Asking figures are advertised prices, not registered tenancy contracts or completed sales.
| Apartment type | Average yearly asking rent | Average asking price |
|---|---|---|
| Studio | AED 52,000 | AED 688,000 |
| 1 bedroom | AED 75,000 | AED 1,113,000 |
| 2 bedrooms | AED 110,000 | AED 1,704,000 |
| 3 bedrooms | AED 153,000 | AED 2,407,000 |
What the Bayut indices show for one-bedroom apartments
Bayut's one-bedroom indices for JVC for September 2026 show a sale price of AED 1,443 per sq ft, up 0.54% over 12 months (it was AED 1,435 twelve months earlier and AED 1,350 twenty-four months earlier), and a rent of AED 97 per sq ft a year, down 8.41% over 12 months (AED 105 twelve months earlier). Sources: Bayut's sale price index and rental index.
As arithmetic only: AED 75,000 divided by AED 1,113,000 is 6.7%, and AED 97 divided by AED 1,443 per sq ft is also 6.7%. That is advertised rent as a share of advertised price, before service charges, vacancy, agent and transfer costs, and it is not an income figure. For a specific building, compare the asking price with recent registered transactions rather than relying on an area average, and see our property valuation guide.
For other areas and unit types, see our average rent by area guide, Dubai apartment prices guide and 2 BHK prices by area.
Service charges, buying and renting
Service charges vary by building and are set under RERA approval. The Dubai Land Department's Service Charge Index lets you select the project name, the use and the year to see the approved figure, so check the exact building before you commit. Buying adds costs such as the DLD transfer fee (see our DLD fees guide) and the cost of a mortgage if you borrow. Renting needs less cash up front. Which suits you depends on how long you plan to stay and how much cash you want to commit.
JVC Compared With Arjan, DLRC and Motor City
Averages below are Bayut asking figures for one-bedroom apartments in each area's own guide, as of October 2026. Averages mix building ages and finishes, so they show a direction and not a verdict.
| Area | 1-bed average rent | 1-bed average price | Read more |
|---|---|---|---|
| JVC | AED 75,000 | AED 1,113,000 | Arjan vs Motor City vs JVC |
| Arjan | AED 77,000 | AED 1,191,000 | Living in Arjan |
| DLRC | AED 61,000 | AED 971,000 | DLRC vs JVC |
| Motor City | AED 79,000 | AED 1,129,000 | Arjan vs Motor City vs JVC |
By road from the centre of JVC, Motor City is about 7.8 km (12 minutes) and Arjan about 9.4 km (14 minutes), based on the same OSRM method as above. None of the three has a Metro station inside it today. In Arjan, Pearlshire's Bond Enclave is a boutique building of one, two and three BHK suites. For a wider view, see the Dubai areas guide.
Who JVC Suits and What to Weigh
What works
- A wide choice of apartments, townhouses and villas in one community, at a range of sizes.
- Circle Mall, parks and sports facilities inside the community.
- Road links to Al Khail Road, the E311 and, since 2026, a wider Hessa Street.
- Rent and price information that is easy to compare building by building.
What to weigh
- No Metro station today, and the Gold Line is scheduled for 2032, so most trips mean a car, the J01 bus, Bus-On-Demand or a taxi.
- Building quality, age and developer differ widely from one street to the next, so inspect the specific building and check its service charge.
- Construction continues in parts of the community, which can mean noise and traffic near new projects.
