Dubai Title Deed 2026: How to Get, Verify and Download It

‍

A Dubai title deed is the Certificate of Title that the Dubai Land Department (DLD) issues once a property is registered in your name. Off-plan buyers hold an Oqood provisional registration first and receive the title deed after the project is completed and the unit is fully paid. On a resale, the title deed is issued when the transfer is registered at a trustee office. DLD's current FAQ lists AED 540 for first registration, and you can verify a title deed on DLD's website or app, as of October 2026.

Fees and procedures change, so confirm them on the DLD page before you pay.

‍

What Is a Title Deed in Dubai?

DLD describes the Certificate of Title, or title deed, as the document it issues for registered property, and it runs a service that verifies the validity of that certificate (DLD Verify Title Deed). Per DLD's FAQ, title deeds of properties owned in Dubai are issued at the Dubai Land Department and at the Real Estate Registration Trustee centres.

Today the document is electronic. The outputs listed on DLD's sale registration page are an Electronic Title Deed and an Electronic Map, and the transaction pages say a link to the title deed and map is sent by email once the transaction is approved.

‍

Title Deed vs Oqood

Buying off-plan, you do not receive a title deed at signing. DLD's initial sale registration service lets a developer register off-plan units that have not been fully paid in the provisional register. The sale and purchase contract has to be registered there within 90 days of signing, and the output is a provisional registration e-certificate. Our Oqood guide covers that certificate in detail.

‍

When Does an Off-Plan Buyer Get the Title Deed?

DLD's FAQ says the law requires developers to register completed projects with DLD as soon as they receive a certificate of completion from the competent authorities. Units that have been fully paid are then moved from the initial register to the Real Estate Registry, and the title deed is issued to the investor.

The service behind this is DLD's Request to complete the initial procedures data. DLD describes it as the way parties who are compliant with their contractual obligations obtain a Certificate of Title. The developer logs in to the Oqood portal, selects the property, fills in the details, attaches documents and pays from a Noqodi wallet. DLD lists a service time of 6 business days, and the output is the e-title deed and e-map, sent by email.

For you as buyer, the practical point is the contractual obligations: payments due under the sales and purchase agreement should be settled. The handover steps are in our booking to handover guide.

‍

Getting a Title Deed on a Resale

A resale is registered through a Real Estate Registration Trustee centre. DLD's Property Sale Registration service lists these steps:

  1. Go to a trustee office with the required documents. DLD says they are uploaded through a digital vault.
  2. The employee enters the transaction into the system and audits it.
  3. Pay the fees and receive a receipt. The output is sent by email.
  4. Enter the buyer's details by Emirates ID or passport and submit. Keep the reference number to follow the request under My Requests.

Required documents are the Emirates ID of both seller and buyer, or a valid passport for non-resident foreigners, and a developer e-NOC in freehold areas, requested through the Dubai REST app. DLD lists the service time as 25 minutes. For the full trustee process see our trustee office guide, and for the developer certificate our NOC guide.

Title Deed Fees

The title deed and map fees differ by service. The table lists what each DLD page shows, as of October 2026.

DLD's current FAQ lists AED 540 for first registration. The itemised charges shown on DLD's page should be checked against the live service at the time of payment. These fees sit next to the 4% DLD registration charge and the trustee service partner fee, which DLD lists as AED 4,000 plus VAT for a sale of AED 500,000 or more and AED 2,000 plus VAT below that. Our DLD fees guide breaks down the full cost of buying.

The Issue Title Deed page describes updating the approved title deed document, is served at the DLD main branch and lists its residency status as Emirati citizen, so it is not the route for most buyers.

‍

How to Verify a Title Deed

DLD's Verify Title Deed service confirms the validity of a Certificate of Title issued by the Land Department. DLD's steps are to log in on the website or the app, select the service and view the information shown. The form asks for the title deed number, the title deed year and the property type.

The service is also listed in DLD's description of the Dubai REST app. Our Dubai REST guide covers how to register and which services it offers.

Verifying the certificate is one check among several. Before paying a deposit on a resale, buyers also ask for the developer e-NOC where it applies, the current service charge position (see our service charges guide) and whether a mortgage is registered on the unit.

If you need proof of ownership for a bank, an embassy or another authority, DLD's To Whom It May Concern certificate issues a certificate of property ownership statement. In the Dubai REST app or on the DLD website it costs AED 50 per letter plus AED 10 knowledge and AED 10 innovation fees, and no documents are required online.

‍

Viewing and Downloading the Electronic Title Deed

DLD's Electronic Title Deed guide gives these steps in the Dubai REST app:

  1. Open Dubai REST and log in from Settings, choosing your role and verification channel.
  2. Select the property type, then select the property.
  3. Tap the three-dot menu at the bottom right to see the property services.
  4. Select Electronic Title Deed. The result is displayed on the screen.

For a file copy, use the link DLD emails when a transaction is approved.

‍

Correcting Details on a Title Deed

DLD's Title Deed Modification service covers name correction, nationality update, passport number and date of birth update and place of birth update. You apply at a Real Estate Services Trustee centre or the DLD main office with your Emirates ID, or a passport for non-resident owners, and DLD lists AED 250 plus AED 10 knowledge and AED 10 innovation fees and a service time of 25 minutes.

‍

If You Lose Your Title Deed

Title deeds are issued electronically, so start with the emailed link and the Electronic Title Deed option in Dubai REST described above. If neither shows the deed, ask DLD which service applies to your case: call 8004488 or use the Contact Us page. Do not pay anyone to produce a replacement without that confirmation.

‍

Mortgage and Title Deed

If you finance the purchase, the mortgage is registered at DLD in favour of the lender. On the mortgage registration page, DLD lists a fee of 0.25% of the mortgage value, and for an ordinary mortgage on an ordinary title deed AED 250 for each title deed issued plus AED 10 knowledge and AED 10 innovation fees. Through a trustee office the service partner fee is AED 4,000 plus VAT, or AED 5,000 plus VAT for a provisional (Oqood) mortgage. Our mortgage guide covers the lending side, and the valuation guide covers the valuation step.

‍

The Takeaway

Off-plan, the sequence is Oqood first and the title deed after completion and full payment. On a resale, the title deed comes with the trustee-office transfer. Verify the certificate on DLD's service, view the electronic copy in Dubai REST, and confirm every fee on the DLD page. For the whole purchase journey, start with our first-time buyer roadmap. Landlords also need title deed details when they register a tenancy: see the Ejari guide.

What is a title deed in Dubai?

A title deed, which DLD calls the Certificate of Title, is the document the Dubai Land Department issues for a registered property. DLD issues title deeds at its own offices and at Real Estate Registration Trustee centres. The electronic title deed is sent as a link by email, and it comes with an electronic map of the property.

Is Oqood the same as a title deed?

No. Oqood is the provisional register for off-plan units that are not fully paid. DLD's service page says the output of Oqood sale registration is a provisional registration e-certificate. A title deed is issued later, once the unit moves to the Real Estate Registry. Our Oqood guide explains the certificate and what it records.

When does an off-plan buyer get the title deed?

DLD's FAQ says developers must register completed projects as soon as they receive the certificate of completion, and fully paid units then move from the initial register to the Real Estate Registry, with a title deed issued. DLD's service for this lists 6 business days and is submitted by the developer through the Oqood portal.

How much does a title deed cost in Dubai?

On DLD's sale registration page the title deed certificate is listed at AED 250 and the map for villas and apartments at AED 250, plus AED 10 knowledge and AED 10 innovation fees. DLD's current FAQ lists AED 540 for first registration, so check the itemised charges against the live service at the time of payment. Sales through a trustee office also carry the 4% registration charge and a service partner fee. Other services list different map fees, so check the service page.

How do I verify a title deed in Dubai?

Use DLD's Verify Title Deed service on the website or in the app. After you log in, the form asks for the title deed number, the title deed year and the property type, and it validates the certificate. DLD's announcement of the Dubai REST app also lists title deed verification among its services.

How do I download my title deed?

DLD's Dubai REST guide gives these steps: log in, select the property, open the three-dot menu, choose Electronic Title Deed and the result appears on screen. DLD's transaction services also email a link to the title deed and map when a transaction is approved. Use the email link if you need a file.

What should I do if I lose my title deed?

DLD delivers title deeds electronically, so first check the link in your email and the Electronic Title Deed option in Dubai REST for the property. If neither shows it, contact DLD on 8004488 or through its Contact Us page and ask which service applies. A name or passport correction is a separate service, Title Deed Modification.
