Dubai Silicon Oasis Area Guide 2026: Metro, Rent, Property & Living

‍

Dubai Silicon Oasis (DSO) is a technology and residential community developed around Dubai's technology-sector free-zone ecosystem, with towers, two villa communities, schools, malls and a university inside it. There is no Metro station in DSO today. RTA has confirmed that the Blue Line will serve Dubai Silicon Oasis, and the line is scheduled to open on 9 September 2029. Until then it is a car-and-bus community, about 17 to 21 km by road from the nearest Red Line station.

This guide separates what exists now from what is announced. Figures come from DSO's own website, Gulf News's report of the RTA announcement and Bayut's DSO area guide, all checked in October 2026. Distances are driving estimates from the public OSRM router on OpenStreetMap data.

‍

What Is Dubai Silicon Oasis?

DSO says it spans 7 square kilometres and has more than 100,000 community residents and entrepreneurs (DSO, checked October 2026). It was established by Law No. 16 of 2005 and is a member of the Dubai Integrated Economic Zones Authority. For residents, DSO lists several tower apartments, two villa communities, student accommodation, public parks, malls, hospitals and clinics, nurseries, schools and a university.

Because it is a free zone as well as a neighbourhood, many residents work or study on site. That is the main reason people choose it over a dormitory suburb.

‍

Dubai Silicon Oasis Location & Driving Times

Where is Dubai Silicon Oasis and how far is everything?

Bayut places DSO at the crossroads of Sheikh Mohammed Bin Zayed Road (E311) and Dubai-Al Ain Road (E66). Silicon Central, the main mall, sits between those two roads.

Routes are OSRM driving estimates without heavy traffic, checked October 2026. The centre point is the OpenStreetMap centre of DSO, so a specific building will differ. Rush hour on E311 and E66 will add time.

‍

Is There a Metro Station in Dubai Silicon Oasis?

What exists today

No. Bayut says DSO has no Metro station and names Centrepoint on the Red Line as the nearest, about a 15-minute drive. Our OSRM estimates put it at roughly 17 to 23 minutes by road depending on where in DSO you start. Bayut also lists bus lines X25 and 365 serving the area; confirm current routes and stops in the RTA journey planner before you rely on them.

What is announced, stated separately

On 19 December 2024 the RTA announced that the Dubai Metro Blue Line will start operating on 9 September 2029. The line is 30 km with 14 stations, 15.5 km underground and 14.5 km above ground. Gulf News reports that it will connect Dubai International Airport with nine key areas, including Dubai Silicon Oasis and Academic City, with interchanges at Creek on the Green Line, Centrepoint on the Red Line and International City Station 1.

RTA has confirmed that the Blue Line will serve Dubai Silicon Oasis. The line is scheduled to open on 9 September 2029. When tunnelling works were inaugurated in May 2026, RTA reported that the project had reached 20% completion, with 30% targeted by the end of 2026 (Dubai Media Office). Buyers and renters should not assume a particular building is 'walking distance to the Metro' until the exact station access points and pedestrian routes relevant to that property are confirmed. Our Blue Line stations guide goes station by station, and the full Dubai Metro map shows every line and its status. Until the line opens, treat the Metro as a future benefit, not a current one.

‍

What Homes Are Available?

TypeWhat the sources say
Tower apartmentsStudios to 3-bed apartments, per Bayut. DSO lists several tower apartment buildings and student accommodation.
Villa communitiesDSO's villa stock is concentrated in established communities including Cedre Villas and Semmer Villas, alongside the apartment towers.
Townhouses and hotel apartmentsBayut lists townhouses for families and short-stay hotel apartments in the area.

Villa prices are not shown here because the sources I checked give no reliable averages; ask for recent sold prices for the exact community.

‍

Schools, Shops and Healthcare

Bayut names GEMS Wellington Academy DSO, which it says teaches the National Curriculum of England from Foundation Stage to Year 13, and nurseries including Toddlers International Nursery and Emirates British Nursery. Ratings and fees change each year, so check KHDA's school directory before you choose. DSO lists Rochester Institute of Technology among the institutions on its website.

For shopping, Bayut describes Silicon Central as a two-level mall with a hypermarket and a department store, Souq Extra as a plaza of about 35,511 sq ft with more than 30 outlets, and a community centre in Cedre Villas with a supermarket and dining. For healthcare, Bayut names Medi Family PolyClinic in SIT Tower, and Fakeeh University Hospital gives its address on its own website as Dubai Silicon Oasis. The Silicon Park has sports courts and children's play areas.

‍

How Much Is Rent in Dubai Silicon Oasis?

Bayut's DSO guide gives average annual asking rents based on its listings over the last 12 months (checked October 2026):

Apartment typeAverage rent (AED a year)
Studio67,500
1-bed66,000
2-bed95,000
3-bed160,000
4-bed240,000

Why is the studio average above the 1BR average? These are asking-price averages from the available listing mix, not controlled like-for-like rents. A smaller or different studio sample can therefore produce an unusual average. Do not interpret this as studios generally renting for more than one-bedroom apartments.

Compare the specific building, floor and furnishing, not the headline number. Our average rent by area guide puts other communities alongside.

‍

How Much Does It Cost to Buy?

Average asking prices in the cited portal dataset (Bayut's DSO guide, listings over the previous 12 months, checked October 2026). These are asking prices, not property values or registered transactions:

Apartment typeAverage sale price (AED)
Studio638,000
1-bed967,000
2-bed1.543 million
3-bed2.449 million

For a specific building, compare the asking price with recent registered DLD transactions rather than relying on the area average. Our property valuation guide shows how.

Bayut also publishes yield figures for DSO; this guide does not use them, because they are averages of searches and listings and say nothing certain about your own return.

Service charges

Service charges are set per building and community, so there is no single DSO figure. Look up the exact project in the Dubai Land Department's Service Charge Index before you commit. Our service charges guide explains what the fee covers, and the DLD fees guide covers transfer costs.

‍

Dubai Silicon Oasis or DLRC?

Both sit on the Al Ain Road side of Dubai and attract buyers and tenants looking at apartments at moderate asking prices. They differ in setting and in their Metro position. DSO has a more established amenity and employment ecosystem, with a technology-sector free zone, established villa communities, schools and retail, plus confirmed future Blue Line service. DLRC, which Bayut places at the junction of Al Ain Road (E66) and Emirates Road (E611), has a different housing stock, with mid to high-rise apartments and many off-plan projects, and a different value proposition. It has no station inside the community and is not among the nine areas the RTA named for the Blue Line.

Measure (Bayut averages, October 2026)DSODLRC
Studio rent a yearAED 67,500AED 42,000

These are listing averages, so mix and age of stock differ between the two, and neither area wins on price alone. Check the RTA map for the nearest future station to a DLRC address. See our DLRC guide and living in DLRC for that side.

‍

Dubai Silicon Oasis or Academic City?

They are neighbours, about 6 to 7 km and 10 to 13 minutes apart by road. DSO combines residential communities, employment, schools and retail. Academic City is education-led, with housing mostly tied to campuses and student accommodation. Bayut says many people live in DSO because it is close to Academic City and rents are affordable. If you are a student or staff member, price a room or apartment in both and compare the commute. Our student housing guide covers the housing side, and the Academic City guide covers the campus side.

  • Close to Academic City, about 6 to 7 km by road.
  • A confirmed Blue Line area, with the line scheduled to open on 9 September 2029.

  • Averages vary, so compare specific buildings and recent transactions.

‍

Who Dubai Silicon Oasis Suits

It suits people who work in the tech park, study at Academic City, or want a villa community in eastern Dubai. It suits less well anyone who needs a Metro station today or a short ride to the beaches. If you are still choosing an area, read our freehold areas list and first-time buyer roadmap.

‍

Where to Go Next

‍

The Takeaway

Dubai Silicon Oasis is an established, self-contained community with a tech-park job base, villa communities and confirmed Blue Line service to come. Today it works best for drivers and for people who live and work or study nearby. Judge it on your daily route, and treat the 2029 Metro opening as a date to check, not a promise to plan around.
