Dubai Academic City Guide 2026: Universities, Housing, Transport & Living

Dubai Academic City, officially Dubai International Academic City (DIAC), is a university district on the south-eastern edge of Dubai and part of TECOM Group. Campuses there include Amity University Dubai, the University of Birmingham Dubai, the American University in the Emirates and Manipal. It has no Metro station today. The RTA's Blue Line is planned to end at Academic City, with opening set for 9 September 2029.

This guide is for students, parents and staff, and for anyone thinking of renting nearby. It covers which universities are in the district, where students live, how to get around today, what the Blue Line will change, and how Academic City compares with Dubai Silicon Oasis (DSO), International City and DLRC. It is a living guide, not an investment pitch. Prices and fees below are dated October 2026 and will move.

Where Is Dubai Academic City?

Academic City sits in the south-east of Dubai, next to Dubai Silicon Oasis and International City. Bayut's area guide names four roads around it: Emirates Road (E611), Manama Street (D67), Sheikh Zayed bin Hamdan Al Nahyan Street (D54) and Dubai-Al Ain Road (E66). DIAC's own site gives 2007 as its start year, and it describes itself as a member of TECOM Group.

Distances and times are from the public OSRM router on OpenStreetMap data, measured from a point near the American University in the Emirates (checked October 2026). They assume light traffic. Peak hours, Emirates Road and Dubai-Al Ain Road congestion and event days can change them a lot.

Which Universities Are in Academic City?

DIAC describes itself as a district dedicated to higher education. TECOM, which owns it, named the following campuses in the district in its January 2026 press release on a campus purchase. The table adds two more that the Dubai Media Office or the institution itself places in DIAC.

InstitutionWhere the DIAC address comes from
Amity University DubaiTECOM press release, January 2026
University of Birmingham DubaiTECOM press release, January 2026; the university's own accommodation pages also say its campus is in DIAC
American University in the Emirates (AUE)TECOM press release, January 2026
Manipal Academy of Higher EducationTECOM press release, January 2026
Curtin University DubaiDubai Media Office, August 2023 (release)
BITS Pilani, Dubai CampusThe campus's own address page: Dubai International Academic City

This is not a full directory. The DIAC website says it brings universities from Australia, the UK, India and other countries, but its community directory page did not list institutions when we checked.

How Big Is the District?

TECOM Group reports a combined student body of more than 38,500 across Dubai International Academic City and Dubai Knowledge Park at the end of the 2024-25 academic year, up 15% on the year before, from over 170 countries and with 600-plus programmes (TECOM release, 15 January 2026). That is a figure for the two districts together, not the enrolment of Academic City alone. Other DIAC pages quote 27,000 or 28,000-plus students and academics, so treat any single headcount as approximate.

Check the Campus Address Before You Rent

DIAC has a sister district, Dubai Knowledge Park, in Al Sufouh, about 34 km away by road. Heriot-Watt University Dubai is in Dubai Knowledge Park, not Academic City: it lists Dubai Knowledge Park as its Dubai address. Other universities may also sit in Knowledge Park rather than DIAC. Confirm your campus address with the university, not a listing, before you sign a tenancy.

Student Housing in and Around Academic City

TECOM's January 2026 release describes the campus it bought as having multiple buildings, student accommodation and sports facilities, so student housing is part of the district's campuses. The University of Birmingham Dubai's accommodation page lists four recommended providers: The Myriad, Yugo Dubailand, KSK Homes and Stella Stays. It says providers run shuttle services to campus at key times and that most ask for a deposit on top of the first rent.

The university's page for The Myriad is the only housing page we found with current published rates. The Myriad is in DIAC, within walking distance of that campus, with room for up to 2,000 students. These are the 2026/27 rates the university lists per person per month:

The Myriad's Published Rates

Room type1 to 3 months4 to 8 months9 to 12 months
StudioAED 6,250AED 6,050AED 5,650
SingleAED 5,500AED 5,250AED 5,000
Double (shared)AED 3,700AED 3,450AED 3,250

The page says the refundable deposit is AED 3,500 for stays of a month or more, and that rent includes utilities, Wi-Fi, weekly cleaning, free parking, gym and pool access, and a scheduled shuttle. It also notes the 1 to 3 month rate is only available from April 2027. Rates are set for that university's students, so check with the provider if you attend a different campus.

These are one provider's published rates, not the student housing market. As an illustration only, using the published 9 to 12 month monthly rates for a 9-month stay and excluding the refundable deposit and any separately charged services: a studio comes to AED 50,850 (5,650 x 9), a single room to AED 45,000 (5,000 x 9) and a shared double to AED 29,250 (3,250 x 9).

Renting Nearby: DSO, International City, DLRC and Majan

Many students and staff live in neighbouring communities and commute in. Bayut did not publish average rents for Academic City itself when we checked, so the table uses its guides for the areas around it. These are average yearly rents from Bayut listings over the previous 12 months, checked October 2026. They are asking rents, not signed contracts.

Area (Bayut area guide)Studio1 bedroom2 bedroom
Dubai Silicon OasisAED 67,500AED 66,000AED 95,000
International CityAED 34,000AED 47,000AED 69,000
DLRCAED 42,000AED 61,000AED 79,000
MajanAED 56,500AED 71,000AED 90,000

These are different products: The Myriad figures are per-person student accommodation rates, while the community table shows annual asking rents for complete residential units. Averages follow the mix of buildings that happen to be listed, which is why DSO's studio average sits above its one-bedroom average. Use them to compare areas, then price the specific buildings you are shortlisting. Our guides to average rent by area, Ejari registration and security cheques cover the paperwork side. If you are choosing between a furnished and an unfurnished home, see furnished or unfurnished.

Getting Around Academic City Today

  • Metro: there is no station in Academic City. The Red Line starts at Centrepoint, formerly Al Rashidiya, about 17 km away by road. The RTA renamed it in August 2021 and calls it the starting station of the Red Line.
  • RTA Bus on Demand: the service operates in designated zones, so check current RTA coverage before relying on it for a particular campus or residence. RTA's service page lists Academic City and Dubai Silicon Oasis as Bus on Demand zones (page updated 25 August 2026). The fare is AED 5 per passenger per trip, AED 4 for each extra passenger on the same booking, and AED 7 for a trip between zones. You can only travel within the zone, or between zones, where the journey starts. It is paid separately from Dubai Bus and Metro.
  • Housing shuttles: the providers recommended by the University of Birmingham Dubai run scheduled shuttles to campus.
  • Car and taxi: the area connects to Emirates Road, Dubai-Al Ain Road and Sheikh Zayed bin Hamdan Al Nahyan Street, as listed above.
  • Fixed bus routes: route numbers and stops change, so use the RTA app or website for the current timetable rather than a number quoted in a guide.

The Blue Line: What the RTA Has Confirmed

The Blue Line is a new 30 km Metro line with 14 stations. Academic City is the end of its longer branch. Our Blue Line guide goes through the whole route. For Academic City, these are the facts from RTA and Dubai Media Office material:

Student projection for Academic CityRTA says Academic City is projected to accommodate more than 50,000 university students by 2029. This is a planning projection, not current enrolment.Dubai Media Office, Nov 2023

RTA has confirmed a Blue Line station serving Dubai Academic City, but buyers, renters and students should not assume a specific campus or residence will be within walking distance until the final station entrances and pedestrian connections are publicly confirmed. We did not find an RTA page that gives the station's exact position or final name, so we have not guessed either. Opening dates can shift on any large project. Plan your tenancy around the transport that runs today.

Academic City, DSO, International City and DLRC Compared

DLRCMixed-use community of mostly mid-rise apartment blocks, between Al Ain Road and Emirates Road (Bayut)Not on the RTA's list of areas the line connectsAED 61,000

In practice: if walking to class matters most, look at housing inside DIAC. If you want a wider choice of apartments and shops, DSO is about ten minutes away by road. International City has the lowest average rents of the four on Bayut's figures. DLRC is a similar drive, about eight kilometres, and is mostly mid-rise apartment blocks. Pearlshire's Bond Living is in DLRC; our living in DLRC guide and DLRC area guide cover the community. For the next areas along, see our guides to Dubai Silicon Oasis and Majan, and the Dubai areas guide.

A Short Checklist Before You Sign

  • Confirm the campus address with the university. Some programmes sit in Knowledge Park, not DIAC.
  • Ask what the rent includes: utilities, Wi-Fi, cleaning, parking and the shuttle.
  • Ask for the deposit amount and the refund terms in writing.
  • For a private tenancy, get an Ejari registration and know how a security cheque is handled.
  • Check whether your building sits inside a Bus on Demand zone, and what the zone fare means for your daily trips.
  • Visit at the time you will actually travel, not on a quiet weekend.
