Dubai South Area Guide 2026: Location, Metro, Airport, Property & Living

Dubai South is a master-planned district in southern Dubai, built around Al Maktoum International Airport and next to Expo City Dubai. Its two main residential districts, Residential District and Emaar South, have apartments, townhouses and villas. There is no Metro station inside them today. Expo 2020 station on the Red Line/Route 2020 is the principal current Metro access point, about 19 to 22 km by road away, and RTA is studying future Metro connectivity towards Al Maktoum International Airport, but no opening date has been announced. Check the commute before you check the price.
This guide separates what exists in Dubai South today from what is planned. Figures come from Dubai South, the Dubai Media Office, Expo City Dubai, RTA statements as reported by The National and Gulf News, and Bayut market pages, checked in October 2026. Distances are driving estimates from the public OSRM router.
What Is Dubai South?
Dubai South describes itself as an integrated ecosystem of 145 square kilometres, with residential projects planned for up to 1 million residents and a work hub of up to 500,000 jobs (Dubai South, checked October 2026). Those are planning figures, not today's population. In the April 2024 Dubai Media Office release, the executive chairman of Dubai Aviation City Corporation described Dubai South as the aerotropolis, under development and operation since 2007.
The district mixes a free zone, logistics and aviation areas with the residential districts most home buyers and renters look at. Al Maktoum International Airport sits inside it.
Dubai South Location & Driving Times
The northern edge of greater Dubai South connects with Sheikh Mohammed Bin Zayed Road (E311) and the southern edge links with Emirates Road (E611), according to Bayut. Expo City Dubai, the former Expo 2020 site, is a neighbouring development on Expo Road (E77), which connects to E311 and Sheikh Zayed bin Hamdan Al Nahyan Street (D54).
The table gives driving distances from two start points: Emaar South Village and the OpenStreetMap centre point of the Residential District. A specific building will differ by a few kilometres.
| Destination | From Emaar South Village | From Residential District |
|---|---|---|
| Expo City Dubai | 19 km, about 21 min | 22 km, about 26 min |
| Al Maktoum Airport area | 12 km, about 22 min | 13 km, about 24 min |
| Dubai Investments Park | 25 km, about 27 min | 17 km, about 21 min |
| Jebel Ali Free Zone (street point) | 22 km, about 26 min | 29 km, about 31 min |
| Ibn Battuta Mall | 30 km, about 29 min | 33 km, about 33 min |
| Dubai Marina | 34 km, about 32 min | 33 km, about 36 min |
| Mall of the Emirates | 41 km, about 37 min | 29 km, about 29 min |
| Business Bay | 53 km, about 44 min | 36 km, about 37 min |
| The Dubai Mall | 54 km, about 46 min | 41 km, about 39 min |
| Dubai International Airport (DXB) | 69 km, about 67 min | 53 km, about 58 min |
Routes are OSRM driving estimates without heavy traffic, checked October 2026. Rush hour will add time, and the two start points differ because Emaar South sits further south and west than the Residential District.
Is There a Metro Station in Dubai South?
What exists today
Not inside the residential districts. Expo 2020 station on the Red Line/Route 2020, in the heart of Expo City Dubai, is the principal current Metro access point for Dubai South residents, with an RTA bus stop outside (Expo City Dubai). It is still about 19 to 22 km by road from the two residential start points used in this guide, so for most residents the Metro means a drive or taxi first.
What is planned, stated separately
RTA is studying future Metro connectivity towards Al Maktoum International Airport, through a possible extension of the Route 2020 branch of the Red Line. This is at study stage, not under construction. In 2021 Gulf News reported the then chief executive of the RTA Rail Agency saying Route 2020 will be extended from Expo 2020 station to the airport, and on 14 September 2026 The National reported that the RTA had released a tender to appoint an international consultant to start the study stage. No opening date has been announced. The Dubai Media Office said in April 2024 that the airport is planned with an integrated landside transport hub for roads, Metro and city air transport. Treat Metro access as a possibility, not something to rely on when you sign a lease or a contract.
The Blue Line, which the RTA says opens on 9 September 2029, serves eastern areas such as Mirdif, International City and Dubai Silicon Oasis, not Dubai South. Our Blue Line stations guide covers it station by station, and the Dubai Metro map and future lines page shows every line and its status.
Al Maktoum Airport and What It Means for Residents
In April 2024 the Dubai Media Office reported that the ruler approved designs for a new AED 128 billion passenger terminal at Al Maktoum International Airport, with an ultimate capacity of 260 million passengers a year. The same release quotes him saying that as a city is built around the airport in Dubai South, demand for housing for a million people will follow. That is expected demand over a long period, not a count of residents today.
The latest official wording describes a phased build rather than a single completion date. In a briefing published by the Dubai Media Office on 11 September 2026, the Dubai Airports chief executive said the first major phase is on track for the early 2030s with capacity for 150 million passengers a year, the second runway is due to open operationally by the end of 2027, and the planned ultimate capacity is 260 million passengers a year. In June 2026 the Dubai Government said the first phase remained on course for 2032, with about AED 13 billion of packages under execution. Read our full Al Maktoum Airport guide for the detail.

Schools, Shops and Daily Life
Property Finder's list of schools in and near Dubai South names South View School in Remraam and GEMS International School in Al Khail, which it describes as about a 15-minute drive away. Dubai South also signed an agreement with GEMS Education in May 2024 to operate a British curriculum school in the Residential District, GEMS Founders School - Dubai South, announced as following the National Curriculum for England (Dubai Media Office). Until more schools open, test the real school-run drive times at peak hours. School ratings and fees change every year, so check the current rating and fee schedule in KHDA's school directory and with each school before you choose a home around one.
Emaar South has around 53,000 sq m of retail space and neighbourhood parks, per Bayut. Expo City Dubai is described by its operator as an open city: public areas do not need a ticket, though some attractions and events do, and parking there is free for visitors. Test any journey you would make daily at the hours you would make it.

I have left villa sale prices out. Bayut's averages for villas and townhouses in the same district do not line up with each other, which usually means different plot sizes and project mixes are being averaged together. Ask for recent sold prices for the exact project instead. Bayut also publishes yield estimates; this guide does not use them, because they say nothing certain about your own return.
Service charges
Annual service charges are set per project and building, so they vary. The Dubai Land Department publishes approved charges in its Service Charge Index; look up the exact project there before you commit. Our service charges guide explains what the fee covers, and our DLD fees guide covers the transfer costs when you buy. If this is your first purchase, the first-time buyer roadmap walks through the whole process.
Apartment, Townhouse or Villa?
Apartments in Emaar South and the Residential District are the lower-priced way in, and a 1-bed rents for about AED 61,000 to 62,000 a year per Bayut. Townhouses and villas generally offer more internal and outdoor space, with layouts and parking varying by project. Bayut describes villas in Emaar South as typically having a private garden, a pool, a maid's room and a laundry room. The rent step from a 3-bed apartment to a 3-bed villa is roughly AED 24,000 to 28,000 a year in the table above. Our apartment or villa comparison covers the wider trade-offs.
Pros and Cons of Living in Dubai South
What works
- A large planned district with an airport, free zone and logistics employers close by. Expo City, Dubai Investments Park and Jebel Ali are about 21 to 31 minutes by road.
- Established residential districts with shared pools, parks and a golf course.
- Rents for 1 to 3-bed apartments in a range of about AED 61,000 to 125,000 a year on Bayut's figures.
- Road access from E311 and E611.
What to weigh up
- No Metro station in the residential districts today, and the airport extension is only at study stage.
- Long drives to central Dubai: Business Bay is about 36 to 53 km and The Dubai Mall about 41 to 54 km by road.
- The airport is a multi-year project, so some benefits are years away.
- Averages differ between sources, so compare specific buildings and recent transactions.
Who Dubai South Suits
It suits people who drive, who work in the south of Dubai or at the airport, or who want more space for the rent than central areas offer. It suits less well anyone who needs the Metro daily or wants to be close to the beach and Downtown. If you are weighing it against other communities, use our Dubai areas guide to compare Dubai communities, see the freehold areas list, and read our first-time buyer roadmap before you book a viewing.

The Takeaway
Dubai South is a big, planned district whose long-term story is tied to the airport. Today it is a car-based area with two residential districts, moderate asking rents and no Metro station of its own. Judge it on the drive you would make every day, and treat the airport and Metro plans as upside you cannot count on.
