The spread across all four unit types is narrow — roughly 0.7 percentage points — which is why we present this as a clustered range rather than a single blanket figure.

2BR Rental Yield in Arjan

Two-bedroom apartments transact at a DLD 12-month average of AED 1,679,000. Bayut-reported DLD-registered achieved rent is AED 104,172/year, an indicative gross yield of approximately 6.20% — the lowest of the four unit types in this snapshot. Current asking rents range from roughly AED 70,000 to AED 190,000/year across Property Finder (1,093 listings) and Bayut (1,318 listings), with averages of AED 114,100 and AED 115,900 respectively.

3BR Rental Yield in Arjan

Three-bedroom apartments transact at a DLD 12-month average of AED 2,363,000. Bayut-reported DLD-registered achieved rent is AED 156,648/year, an indicative gross yield of approximately 6.63%. Current asking rents range from roughly AED 92,000 to AED 230,000/year. Treat this figure with more caution than the other three unit types — the available listing sample is materially smaller (171 listings on Property Finder, 270 on Bayut, versus over 1,000 for studios, 1BR and 2BR), and the two platforms' averages diverge more than for other unit types (AED 156,300 vs. AED 175,100), so we haven't blended them into a single figure.

Cross-platform agreement is particularly strong for studio through 2BR — both sites land within a few hundred to a few thousand dirhams of each other. Bayut's own H1 2026 Dubai Rental Market Report independently supports these figures, citing Arjan averages of AED 53,000 (studio), AED 79,000 (1BR) and AED 116,000 (2BR) — close enough to its own live listing averages to serve as a useful cross-check.

3BR needs an explicit caveat. Rental data for 3BR apartments should be treated with more caution because the available listing sample is materially smaller than for studios, 1BR and 2BR apartments — 171 listings on Property Finder and 270 on Bayut, versus over 1,000 for every other unit type. The two platforms' 3BR averages also differ by a meaningful margin, so we're presenting them separately rather than manufacturing a blended figure.

Asking Rent vs. Achieved Rent

These are two different numbers, and mixing them up is one of the most common ways rental yield gets misquoted.

Asking rent is the price a landlord lists a unit for. It reflects what a landlord wants, not necessarily what a tenant agrees to pay, and it says nothing about how long a unit sits vacant before it's rented.

Achieved rent is what a unit actually rents for once a lease is signed and registered. DLD-registered achieved rents are the closer proxy for real market performance, which is why we use them — as reported by Bayut — for the primary yield table above, rather than asking-rent listings.

Asking rents tend to run somewhat above achieved rents in Arjan, based on the gap between the listing averages above and the DLD-registered figures Bayut cites on the same pages. Buyers who model returns purely off asking-rent listings should expect actual achieved rent, and therefore actual yield, to land somewhat lower.

Gross vs. Net Rental Yield

Gross rental yield is calculated as annual rent ÷ purchase price × 100. It's the number used throughout this page, and it's the number most commonly quoted across Dubai's property market — but it's only half the picture.

Gross rental yield does not account for ownership costs. Net yield varies by property because service charges, vacancy, maintenance and management costs differ by building and investor. Buyers should calculate net yield against the specific property rather than applying an area-wide percentage.
